Should You Take Your Home Off the Market During The Holiday Season?

”Nobody buys houses this time of year.”

“We’re too busy for showings.”

“Will buyers see how long it’s on the market and make lowball offers?”

“What if we get an offer and have to move right away?”

The holiday season is often hectic and stressful. It’s very tempting to take your home off the market and wait until things settle down in January.

Personally, I believe this time of year is as good if not a better time to market your home for sale for the following reasons:

  1. There may or not be fewer buyers but those who are buyers are serious and motivated
  2. Fewer homes do go on the market this time of year so there is less competition. When there are a lot of active listings, buyers can become overwhelmed and afraid to make a decision
  3. Some buyers have no choice but to buy a home- they may be relocating or have sold their home and need to purchase a new home for themselves
  4. If you do get an offer, chances are you would not be closing for at least 60 days
  5. Your home is probably never as “homey” as it is now
  6. If you really think about it, this time of year is not any busier than any other season

And the number one most obvious reason not to take your home off the market is….. if it ain’t for sale you ain’t gonna sell it!

I believe that a vibrant town center is a huge part of the “livability quotient” when choosing where to live.

“Motivated” Is Just Another Word For….

An agent called me for feedback after I showed my client her listing. I relayed my buyer’s likes and dislikes as to why the property was over-priced in their estimation.

Then in “agent code” she whispered in my ear the magic words “They are motivated sellers.”

Oh yes- I’m sure you’ve noticed that real estate professionals are like secret agents – there are code words and phrases that mostly mean the opposite of the actual words.

“Cozy” equals tiny.

“City-Like” means the train tracks run through your living room.

“Motivated” often translates as “Sellers getting desperate” or “Please make an offer I’m close to losing the listing and Xmas is coming!”

As a Buyer Advisor I lick my negotiating chops when I hear those words.

As a Seller Representative, I cringe when an agent says something like that.

This agent has unwittingly given me a HUGE amount of leverage on behalf of my buyer.

Of course, motivated might not mean desperate. It could mean “more flexible” or becoming more “market realistic”.

It could also mean “I’ve got an accepted offer on new home and I need to sell this one ASAP!”.

Either way, the door has been opened.

A “Reality” TV show I enjoy is “Pawn Stars” (not to be confused with another favorite “Hard Core Pawn”- notice the adult entertainment play on words – isn’t that clever?)

It’s intriguing to observe what and why people pawn. More interesting to me is the study in negotiation expertise on the part of Rick, one of the family owners.

One of his skills is not to disclose his desire when he comes across an item he wants to acquire for his personal collection. He lets the person pawning the item talk until he gets them to reveal how much they want- and then the fun begins.

While he wants to get the best deal possible, he’s also quite fair and has often paid more than he could have because it was the right thing to do.

In negotiation there are many potential advantages- and “shut up and listen” is one of the more powerful.

Wellesley Real Estate- Small Company, Big Service

Friends and associates often ask me why I don’t join up with one of the huge franchise real estate companies.

Well, over the last 25 years I was an associate (briefly) at several and discovered the following:

  1. The bureaucracy, fees and corporate culture was stifling and support was lacking
  2. The focus was on listings, listings, listings (that’s how they make the most money)
  3. I couldn’t give buyer clients the level of personal service I desired

Technology has leveled the playing field in two ways important for buyers to understand:

  1. Through MLS, every agent has the same access to every property.
  2. No matter what company an agent is affiliated with, he or she works for himself or herself (unless they are the owner).

To me, the difference to a buyer is knowledge, expertise and service. That’s why we at Wellesley Real Estate made a deliberate decision to be a boutique agency to focus on client service, not volume.

Many buyers don’t know what questions to ask when interviewing an agent. Personally, I think it’s simple. Here I’ll show you by interviewing myself:

Buyer: Am I working primarily with you and can I reach you when I need?

The Outdoor Store- a Local Gem Since I Was a Kid!

As a 9 or 10 year old Cub Scout, it was almost a rite of passage to go to the Natick Outdoor Store to purchase your uniform.

Back then it was located on Washington St (where Agostinos Restaurant is now).

Jammed floor to ceiling with clothing, outdoor gear, boots and run by “Huck” Saxe, it was like a treasure hunt to find what you needed. Yet Huck (who had only one arm) knew exactly where everything was and could find it in a flash and was as adept with one arm as many with a full complement of limbs.

Today, the Outdoor Store is located in a new building just a couple of blocks away.

And in a world filled with “Big Box” stores staffed by well-meaning but mostly uninformed clerks, the Outdoor Store boasts a friendly, knowledgeable staff led by bearded owner Henry Kanner as well as a wide selection of quality shoes, boots, clothing and outdoor gear.

In fact, the Natick Outdoor Store slogan is “If we don’t have it, you don’t need it!”

The footwear department knows how to properly size you, the extensive fishing department is staffed by people who fish, and the sporting goods department has first-quality  gear for every season. The Natick Outdoor Store also handles the uniforms for many local soccer and cheering teams. Are You “Dating” Many Buyer Agents?

I have a friend with a relative who has just sold a home in another part of the state and wants to buy a condo in the Natick/Framingham/Ashland area.

I asked her if she was working with a Realtor. Her answer was that she had gone out to see a couple of properties with one.

I asked “How did she find out about (Insert Name)?”

“Oh, her daughter cleans her house. But she won’t sign any kind of agreement or anything.”

Hmmm. Good luck to both of them.

Whether it’s buying that new pair of Uggs or choosing a Buyer Advisor, making decisions can be agonizing.

Nobody wants to make a mistake and look foolish.

Choosing a Realtor seems to me to be very similar to what I have seen about online dating (Disclaimer: I have no personal experience in online dating).

You look at pictures, read profiles, look at listings and when you find one (or several) agent that seems like a match, you fill in that Contact Me form and hope for a response.

Maybe you hit it off. If not, on to the next prospect. And the next. And so on.

In my experience, many buyers are reluctant to commit to one agent. They seem to feel that it restricts them in some negative way. Frankly I don’t understand this mentality. It’s self-defeating.

Like serial dating, every time you meet a new agent you’re starting from scratch. It’s impossible to develop a meaningful and productive professional relationship.

Hey, we don’t have to get married- or even engaged! Let’s agree to be exclusive.

How will that serve you and your real estate objectives?

  1. I will know you, your needs and goals. No valuable time will be wasted looking at properties that don’t fit your criteria.
  2. You will receive a level of personal service and communication reserved only for my buyer clients.

The Important Difference Between Buyer Agency and a Buyer Agent

If you’re relocating to Massachusetts from another state, you’ve probably been advised to retain a Buyer Agent to represent your interests.

One thing you may not realize is that unless the agent is the lister of a property, he/she is most likely prohibited from representing the seller.

By default, representing you the buyer.

Simple and clear, right? Maybe…….

I “clam up” like a quahog (pronounced Ko-Hog-the delicious bivalve found in New England clam chowdah, not the fictional Rhode Island city on The Family Guy.)

A good seller agent is going to ask questions designed to get the potential buyer to reveal information that the seller may be able to use as ammo should an offer and negotiation ensue.

I do this myself, and am often astounded at how much information many “buyer agents” happily volunteer either by a direct question or as they chit-chat while touring my listing (with me trailing within earshot).

Seller agents often make the same mistake. I was out yesterday with a buyer client. She asked every agent showing the home “Why are they selling?”. To my amazement every one of them answered. Wow! What potentially valuable information was just handed to us.

On the other hand, I place a tremendous value on client Confidentiality (along with Obedience, Loyalty, Disclosure, Accountability and Reasonable Care.)  All discussions other than commentary on property features are reserved until we are outside and out of earshot. Then we can discuss pros and cons and I learn more about what’s important to my client.

I’m not saying that some agents knowingly  breach their fiduciary responsibility. I am saying that you should clarify with your Buyer Agent that he/she understands the need for discretion and to reveal only required information to a seller agent.

As for me, I’m like the old Simon and Garfunkel song.  The only thing a seller agent is going to hear from me is “The Sounds of Silence”.
